Why lien waivers are the GC's quiet headache

Every monthly owner draw requires lien waivers (conditional + unconditional) from every sub the GC is paying. Missing waivers means the GC either:

• Doesn’t submit the draw on time (cash-flow hit).
• Submits the draw incomplete (owner kicks it back).
• Submits the draw with misrepresented waivers (legal risk).

Chasing waivers from 15-30 subs across 4-8 active projects eats a non-trivial slice of the GC accounting team’s week. Forward shifts that from a chase to a query.

What Forward does

The accounting PM texts the Forward number; Forward queries the project’s commitments + lien-waiver attachments in Procore and reports who’s missing what:

Reply Y and Forward drafts an email to each missing sub’s primary contact requesting the missing waiver type by a date the PM picks. The PM reviews + sends. Sub responds; the waiver goes into Procore the normal way; Forward’s next status query reflects the update.
