Why closeout is the worst part of every project

Six months into the project, the GC’s ops team realizes nobody has been collecting the documents that will end up in the owner’s closeout binder:

• Equipment O&M manuals (scattered across the mech sub’s submittals)
• As-built drawings (theoretically marked up by the foreman, in practice often missing)
• Warranty letters (from each sub, dated, signed)
• Inspection sign-offs (AHJ, owner-rep, project closeout walkthrough)
• Final pay app + lien releases
• Approved submittals + RFI history

The missing-document escalation
